HOUSTON REAL ESTATE MARKET HEATING UP DURING THE SUMMER

The Houston real estate market got hotter in May due to an increase in housing inventory. In May, single-famly homes sales were up 10-percent, year-over-year. On a year-to-year basis, home sales rose 3.6 percent versus May 2015. Inventory has grown from a 3.0 months supply to 3.6 months.

According to the latest monthly report prepared by the Houston Association of REALTORS® (HAR):

  • Single-family home sales declined a fractional 0.6 percent compared to last April;
  • Single-family home sales broken out by price range:
    • Single-family home sales rose 10 percent compared to last May;
    • Single-family home sales broken out by price range:
      • $1 – $79,999: decreased 29.6 percent
      • $80,000 – $149,999: decreased 10.3 percent
      • $150,000 – $249,999: increased 20.0 percent
      • $250,000 – $499,999: increased 15.4 percent
      • $500,000 and above: decreased 6.5 percent
    • On a year-to-date basis, single-family home sales are up 3.4 percent;
    • Total property sales jumped 7.1 percent to 8,703 units;
    • Total dollar volume rose 7.3 percent to $2.4 billion;
    • Single-family homes months of inventory climbed to a 3.6-months supply versus 3.0 months a year earlier;
    • Days on Market for single-family homes edged up to 52 days versus 49 last year;
    • Townhome/condominium sales were unchanged with the average price down 2.6 percent;
    • Leases of single-family homes were up 4.1 percent with rents unchanged at $1,866;
    • Leases of townhomes/condominiums soared 10.7 percent with rents unchanged at $1,666.

    TIPS FOR LOWERING AIR CONDITIONING COSTS

    It is heating up in Houston and energy bills are already starting to climb. According to the U.S. Department of Energy, heating and air conditioning your home make up 43 percent of your monthly bill. The following tips can help alleviate some of the hefty air conditioning costs.

    • Planting leafy trees around the home’s exterior will stop the sun from reaching inside your home. If the trees or shrubs shade your air conditioner, you could raise your air conditioners efficiency by up to 10 percent.
    • Solar screens, or mesh-like window screens, divert up to 70 percent of solar energy before it gets into the house. According to the U.S. Department of Energy, window screens are very effective on east and west facing windows. Window films can also be helpful if the windows are shut.
    • By raising the temperature setting on your thermostat when you’re away and don’t need cooling, you can save 5 to15 percent on your air-conditioning bills.
    • Circulate air inside your house by locating fans on the upper level of a multi-level home. Make sure windows are not open near fans in one or multi-story homes.
    • Make sure air filters are clean to allow for good air movement and keep the unit level so the condensation drains properly. When buying a new unit, look for a high energy efficiency ratio (EER) or an Energy Star – qualified unit. Higher EER ratings mean a more efficient air conditioner.
    • Set the AC fan speed on high, except on very humid days. On humid days, set the speed on low. The slower the air movement through the air condition equipment removes more moisture from the air.
