Leslie Lerner Properties flat fee listings start at $4,500. Real estate agents representing the Buyer(s) will always be paid their full commission.  All fees are deducted from the proceeds at closing.  There are not any upfront costs to the seller.

Leslie Lerner Properties will list homes:

  • $200,000 – $799,999 for a flat fee of $4,500;
  • $800,000 – $1,499,999 for $12,000;
  • $1,500,000 – $1,999,999 for $25,000;
  • above $2,000,000 for $30,000.

Leslie Lerner Properties offers buyers a unique, rebated, money-saving commission structure when purchasing a home. When buying a home, purchasers can save money in the following ways:

Shop at Home First

Leslie Lerner Properties understands that technology has provided us with greater opportunities to shop for real estate listings online, visiting various websites featuring MLS listings.  With this in mind, we have created a tiered commission schedule that will save you money by doing some of the legwork yourself. This is how it works for homes over $200,000:

ONE (1) –  THREE (3):  If we accompany you to 1 to 3 homes during the time we represent you and you fall in love with one of them, we will rebate 1.5% of the total Buyer’s Agent commission back to you on the final settlement statement at closing.

FOUR (4) – SIX (6):  Sometimes it takes a little bit more time to find something you can’t live without, so if we don’t find the diamond in the rough within the first three showings, but we succeed by the sixth showing, we will rebate 1% of the total Buyer’s Agent commission back to you on the final settlement statement at closing.

MORE THAN SIX (6):  Rarely does this happen since we can eliminate so many houses by studying the online information, but if we end up showing you over six houses during the duration of the house hunting process, we will not rebate the commission.

What Do You Get for a Rebated Commission?

Clients participating in the Leslie Lerner commission rebate program will be provided the same first-class, friendly service as someone not receiving a rebate. A Buyer/Tenant Representation Agreement will be signed prior to any home showings. We are happy to represent all buyers, but clients referred by other agents and/or relocation companies requesting a referral fee will not be able to participate in the rebate program. Leslie Lerner Properties buyers receive:

  • Consultation
  • Accompanied showings of the real estate listings that you think could possibly be your new home.
  • Contract / Repairs Negotiation
  • Coordination of Inspectors and Closing Services

Commission rates in Texas are not set and vary depending on the individual property owner. A Leslie Lerner Properties, LLC Service Agreement outlining the commission/rebate structure must be signed by all individuals before listing a home and/or any showings take place. Additionally, if buying a home, a Buyer/Tenant Representation Agreement must be signed. If client requests agent to preview a listing, this will be recorded as a showing. All clients that are referred to Leslie Lerner Properties, LLC by another broker/agent and/or relocation company requesting a referral fee will not be able to participate in the flat-fee listing or rebate program. Any bonuses or incentives offered to Leslie Lerner Properties, LLC as a result of selling or leasing a home are not included in this rebate program. All additional monies paid to Leslie Lerner Properties, LLC, over and above the Buyer’s Agent commission, are the sole property of Leslie Lerner Properties and will not be rebated back to the client. Foreclosures and short sales are not included in the rebate program. The Leslie Lerner Properties, LLC rebate program and flat-fee listing service is only available in Texas where permitted under law and must be an approved practice by all financial parties involved. Please contact an attorney or accountant for legal and financial matters. There may be tax ramifications when participating in the rebate program. Leslie Lerner Properties is happy to show our listings to buyers that are not represented by other agents. If a buyer is not represented by another agent and wishes to see and purchase our listing through Leslie Lerner Properties, LLC, Leslie Lerner Properties, LLC will designate an intermediary within the company and is entitled to the full participating agent’s commission without any rebates given to the Seller or Buyer. The Leslie Lerner Properties, LLC rebate program and flat-fee listing service is subject to conditions, limitations, exclusions, modifications, and/or discontinuation without notice.
