Housing Stats ∙ Having a Positive Attitude During Times of Change

HOUSTON HOUSING MARKET IMPROVES IN NOVEMBER COMPARED TO SAME TIME LAST YEAR

The Houston area housing market has been gaining inventory, resulting in across-the-board gains in November. Sales of all property types, including homes priced at $500,000 and above were up from the same month last year. This is the first time the $500,000 and above market has increased since August 2015. On a year-to-year basis, home sales are up 2.7 percent compared to this time last year. Inventory levels have grown from a 3.4-months supply last November to 3.6 months this year. Housing inventory across the U.S. is at a 4.3-months supply.

According to the latest monthly report prepared by the Houston Association of REALTORS® (HAR):

  • Single-family home sales soared 22.7 percent compared to November 2015 with 5,706 units sold—representing the greatest year-over-year sales volume increase for a single month since July 2013;
  • Single-family home sales broken out by price range:
    • $1 – $79,999: decreased 19.8 percent
    • $80,000 – $149,999: decreased 7.2 percent
    • $150,000 – $249,999: increased 29.1 percent
    • $250,000 – $499,999: increased 47.4 percent
    • $500,000 and above: decreased 32.5 percent
  • On a year-to-date basis, single-family home sales were up 2.7 percent;
  • Total property sales jumped 21.4 percent to 6,890 units;
  • Total dollar volume increased 28.7 percent to $1.8 billion;
  • Single-family homes months of inventory climbed to a 3.6-months supply;
  • Days on Market for single-family homes edged up to 57 days versus 55 last year;
  • Townhome/condominium sales increased 14.6 percent;
  • Leases of single-family homes rose 3.2 percent with average rent up slightly to $1,724;
  • Leases of townhomes/condominiums fell 2.4 percent with average rent down 2.6 percent to $1,498.

Having a Positive Attitude During Times of Change

Socrates once said, “The secret of change is to focus all of your energy, not on fighting the old, but on building the new.” As we have moved through 2016, we have seen a great amount of change. This change has brought happiness, anger, outrage, and above all, a greatly divided nation.

Sadly, the media and social media have created an environment of negativism, sensationalism and fear. It is time to get past the pessimism and start focusing on peacefully working together to continue building a country that has great opportunities for all. We have to remember progress is impossible without change. If you can’t change your thoughts and attitude, you won’t be able change anything.

As we move in to 2017 and beyond, my hope is that we can all accept that these are times of change and approach it with a positive attitude. It is time to put aside our differences, accept what we have and hope for great results. As Albert Einstein stated, “The world as we have created it is a process of our thinking. It cannot be changed without changing our thinking.”

Scientist tell us that having a positive attitude has a direct connection with happiness and success. A positive attitude allows you see the bright side of life, become optimistic, and expect the best in the future. It is a state of mind that is worth developing and working on each and every day. Positive attitudes can be contagious.

Need some help getting started on your journey to a positive attitude? Below are a few ideas I have come across throughout the years that can get you started.

Begin Your Day on a Positive Note. Find a few minutes each morning to clear your mind and then think positive thoughts about the upcoming day. Focus on the people and events that bring you joy or a sense of satisfaction. Now carry that optimistic feeling with you all day long, even during the less enjoyable activities. Let your optimistic and positive attitude flow into your entire day.

Choose Happiness. Being happy is not about circumstances or any other outside force. Happiness is a decision we make. When you make a conscious effort to walk the walk and talk the talk, your feelings will soon follow. Our personal perspective takes a lot of clues from how we act. If you act like a happy optimistic person, your mind accepts that as your reality.

Be Positively Aware. Make it a habit to actively search for the positive side of everything.

Minimize Exposure to Negative Influences. Stop watching, reading, or listening to the news. If you can free yourself from this negative influence it will change your life. Without that pervasive daily dose of despair, you will find it so much easier to be optimistic and to focus on positive things in life.

Focus On the Good. Focus on the good in yourself, the good in your life, and the good in others.

View Life as a Journey. A journey is an adventure of discovery. When we are on a journey we don’t fear change, we welcome it. We look forward to new and unfamiliar experiences. On a journey we are optimistic about new experiences because we are filled with the expectation of a wonderful adventure.

Stop Expecting Life to Be Easy. Life gets tough at times for all of us. It can even be painful. You’re brave and resourceful, and you can take it. Know that sometimes things won’t be easy, and adopt the attitude that you have what it takes to deal with anything that life throws at you.

Think Gratitude. A grateful mindset exerts a powerful influence on your outlook. Not only does it make you feel good in the moment, it also shifts your focus in a positive and optimistic direction. Turn your attention toward your blessings and keep it there. As you focus more on what you are grateful for in your life, you will worry less about anything that may be lacking.

As the new year approaches, I hope all of us can let go of the negativity and start to repair the divisiveness that has been created around us. As it is said, “Change your thoughts and change your world.” I hope you have a wonderful holiday season.
