HOUSTON HOME SALES CONTINUE TO FALL IN NOVEMBER

Houston homes sales declined for the second consecutive month and pulled the average price down with them, marking the first price decline since February 2012. November single-family home sales fell 10.5 percent, while inventory grew from a 2.7-months supply last November to a 3.4-months supply this year. Only homes in the $150,000 to $250,000 price segment experienced positive sales volume. Luxury home sales dropped 22 percent, which accounted for the decline in average price. Sales of all property types was down 10.1 percent compared to last November.

According to the latest monthly report prepared by the Houston Association of REALTORS® (HAR):

  • Single-family home sales fell 10.5 percent compared to November 2014, marking the second consecutive monthly decline and sixth month of negative sales volume for all of 2015;
  • Single-family home sales broken out by price range:
    • $1 – $79,999: decreased 28.6 percent
    • $80,000 – $149,999: decreased 21.0 percent
    • $150,000 – $249,999: increased 5.7 percent
    • $250,000 – $499,999: decreased 9.1 percent
    • $500,000 and above: decreased 22.0 percent
  • Total property sales dropped 10.1 percent (5,623 units);
  • Total dollar volume decreased 13.5 percent to $1.4 billion;
  • Single-family homes months of inventory climbed to a 3.4-months supply versus 2.7 months a year earlier;
  • Days on Market for single-family homes edged up to 53 days versus 51 in 2014;
  • Townhomes/condominium sales dropped 10.3 percent with the average price down 9.3 percent;
  • Leases of single-family homes rose 7.5 percent with rents up 1.9 percent to at $1,707;
  • Leases of townhomes/condominiums jumped 8.1 percent with rents flat $1,527.

GRATITUDE AND HOPE DURING THE HOLIDAYS AND BEYOND

Having just celebrated Thanksgiving, and now moving forward to Chanukah and Christmas, I find myself reflecting on 2015. Personally and professionally, 2015 has been a great year, but when looking beyond my own little world, I see a vast amount of turmoil. It seems that so much is wrong in the world, and sometimes we find it hard to focus on the goodness. As the holidays arrive and challenge us to be grateful for the abundance in our lives, we have to remember that we always have something to be grateful for, even in the darkest of times.

Being grateful is an individual choice to develop a consistent habit of focusing on and expressing true gratitude for what/who we have in our lives and who/what we want to have in our lives in the future. By showing gratitude, we are focusing on things that are pleasant in our lives and bring us happiness. Gratitude is being able to see the potential upside of life’s challenges and not taking things for granted. It has been said that people who are grateful are likely to be happier, hopeful and energetic, and they possess positive emotions more frequently. People that show gratitude also tend to feel more satisfied and optimistic with their lives.

By making a habit of being grateful, one will notice he/she will gradually become a more positive person with a positive attitude, instead of someone who complains about everything. Being a grateful, happier person will also foster happiness in the people around you, which results in more positive personal and professional relationships.

This time of year is the perfect time to reflect on what we are grateful for, and what we will appreciate in the years to come. Try to:

  • Take a few minutes each day to give thanks to whoever and whatever you are grateful for.
  • Say thank you when someone does an act of kindness for you, however small. A smile will make it even better.
  • Don’t have the mentality that you are entitled to things in life. This causes us to be ungrateful and expect that things will happen in a certain way. Life doesn’t work that way. Realign your thinking, and remember that what you have and whom you have in our life is a privilege. We should be grateful for all.
  • Stay in the present and appreciate what you have now instead of feeling frustrated over what you don’t have.

There are times we may have to reach deep down to find what we are grateful for amidst the chaos in our life, but when we do find it, that bit of gratitude helps us get through our days.

Finally, we must all have hope to propel us into the future and inspire us to make the world a better place.

After watching Deputy Goforth’s procession a couple of months ago, I wrote:

“It doesn’t matter what political party you associate with, what race or religion you are, it is time to put forth an effort and find a way to respect each other and get along. We are all given great opportunities in life; it is all in what you make of them. This violence and hatred has to end. It is not about gun control or politics, it’s about people living together in unison, respecting each other and knowing right from wrong. I don’t know if we will ever be able to go back to the more peaceful world we grew up in, but it would sure be worth working together to try to find a way. ALL LIVES MATTER.”

Moving into 2016, I hope we can all find peace in our world and be thankful for all we have. I know I am grateful for all of you and what you bring to my life.
