HOUSTON HOME SALES DECLINE IN JULY

Houston area homes sales declined in July, the first time in six months. The largest drop in volume was among homes in the highest and lowest price ranges.

In July, single-famly homes sales fell 8.8 percent compared to a year earlier. Sales of all property types were down 8.6 percent. Inventory climbed to a 4.0-months supply of single-family homes, which is the highest level since November 2012.

According to the latest monthly report prepared by the Houston Association of REALTORS® (HAR):

  • Single-family home sales fell 8.8 percent;
  • Single-family home sales broken out by price range:
    • $1 – $79,999: decreased 43.3 percent
    • $80,000 – $149,999: decreased 32.8 percent
    • $150,000 – $249,999: decreased 3.1 percent
    • $250,000 – $499,999: decreased 1.4 percent
    • $500,000 and above: decreased 21.7 percent
  • On a year-to-date basis, single-family home sales are up about one percent;
  • Total property sales fell 8.6 percent to 8,751 units;
  • Total dollar volume declined 9.0 percent to $2.4 billion;
  • Single-family homes months of inventory climbed to a 4.0-months supply, its highest level since November 2012;
  • Days on Market for single-family homes edged up to 50 days versus 45 last year;
  • Townhome/condominium sales fell 7.4 percent with the average price down 2.5 percent;
  • Leases of single-family homes were up 2.3 percent with rents up slightly to $1,879;
  • Leases of townhomes/condominiums soared 10.6 percent with rents flat at $1,630.
