Housing Stats ∙ Hurricane Season is Here

HOUSTON HOME SALES SLOW DOWN IN MAY

Houston’s home sales slid 4.3 percent in May. Single-family home sales and total property sales were down, total dollar volume was flat and prices were up to the hightest levels of all times. Housing inventory grew in May to a 3.1-months supply versus the 2.8-months supply this time last year. The current national supply is 5.3-months.

According to the latest monthly report prepared by the Houston Association of REALTORS® (HAR):

  • Single-family home sales decreased 4.3 percent versus May 2014;
  • Single-family home sales broken out by price range:
    • $1 – $79,999: decreased 19.4 percent
    • $80,000 – $149,999: decreased 27.2 percent
    • $150,000 – $249,999: flat
    • $250,000 – $499,999: increased 7.6 percent
    • $500,000 and above: increased 7.9 percent
  • Total property sales went down 4.2 percent year-over-year;
  • Total dollar volume decreased 0.4 percent;
  • Single-family homes months of inventory edged up to a 3.1-months supply, matching a level last seen in October 2013;
  • Days on Market for single-family homes was 47 days versus 50 days a year earlier;
  • Demand for single-family lease homes declined 6.7 percent in May while the average rent for such properties rose 6.6 percent;
  • Townhouse/condominiums leases were up 3.7 percent in May with their average rent up 6.7 percent;
  • Townhouse/condominium sales fell 6.4 percent versus May 2014.

HURRICANE SEASON IS HERE

Hurricane season officially began on June 1st and runs through November 30th.    Houston was hurricane-free in 2013 and 2014, and it is predicted that 2015 will be an inactive season as well. 

The National Oceanic and Atmospheric Administration (NOAA) Climate Prediction Center (CPC) says the 2015 Atlantic hurricane season will likely be below-normal, but coastal areas may not have it as easy.  The NOAA is predicting a 70% likelihood of 6 to 11 named storms (winds 39 mph or higher), of which 3 to 6 could become hurricanes (winds of 74 mph or higher) including 0 to 2 major hurricanes (Category 3, 4 or 5; winds of 111 mph or higher).  While a below-normal season is likely, there is also a 20% chance of a near-normal season, and a 10% chance of an above-normal season.

A hurricane warning is usually issued within 36 hours of a hurricane (sustained winds 74 mph or greater, or dangerously high water and rough seas).  Per the City of Houston Disaster Preparedness Guide, when a hurricane warning is issued:

  • Continue to monitor local TV and radio stations for instructions.
  • Clean and fill bathtubs and all available containers with extra water.
  • Turn off utilities if requested.
  • Stay away from windows, doors, and openings.
  • Remain indoors in an interior hallway, bathroom or closet on the lowest level of your house well away from windows.
  • Seek shelter under something sturdy, such as a well-constructed dining room table, which could protect from possible debris.
  • Make sure your pets are current on their vaccinations, have a current photograph and make sure a ID collar is worn.
