Houston Home Sales CLOSE 2021 with a Burst of Energy

Despite the second year of the pandemic, Houston area home sales continued to thrive. Single-family home sales surpassed 2020’s volume by more than 10 percent.  Sales of all property types for the year were up 13.3-percent from 2020. This is only the third time in history that total property sales surpassed the 100,000 level. 

In December, single-family home sales declined on a year-to-year and monthly basis. Sales fell 4.5 percent compared to last December. Homes priced $150,000 and higher experienced a little burst in sales compared to November.

Days on market inched up to 37, while inventory dropped to a 1.4-months supply. Last December the Houston area had a 1.8-months supply.  Housing inventory across the U.S. currently stands at a 2.1-months supply.

REMEMBER TO FILE FOR A HOMESTEAD EXEMPTION BEFORE APRIL 30, 2022

If you purchased a property prior to January 1, 2021; (2) you occupied it as your principal residence on January 1st; and (3) you and your spouse do not claim a residence homestead exemption on any other property, you could be eligible for a property tax exemption. Make sure you file by April 30, 2022.

In the future, a new law effective January 1, 2022 provides property tax relief by allowing homebuyers to file for homestead exemptions in the year when they purchase the property. Prior to this year, new homeowners had to wait until the following year to file for the exemption.
