HOUSTON HOME SALES INCREASE IN MARCH

Houston’s home sales were back in positive territory after February’s decline in sales volume. Most activity took place among homes priced between $250,000 and $500,000. Higher priced homes also had a gain after February’s decline.

Buyer demand offset a 7.3% increase in new listings, pushing inventory to a 2.8-months supply. The current national supply is 4.6 months.

According to the latest monthly report prepared by the Houston Association of REALTORS® (HAR):

  • Single-family home sales rose 3.8 percent versus March 2014;
  • Single-family home sales broken out by price range:
    • $1 – $79,999: decreased 29.8 percent
    • $80,000 – $149,999: decreased 19.1 percent
    • $150,000 – $249,999: increased 17.6 percent
    • $250,000 – $499,999: increased 22.3 percent
    • $500,000 – $1 million and above: increased 7.0 percent
  • Total property sales were up 3.6 percent year-over-year;
  • Total dollar volume increased 9.0 percent, rising from $1.8 billion to $1.9 billion;
  • Days on Market for single-family homes was 53 days versus 60 days a year earlier;
  • Single-family home rentals fell 2.0 percent compared to March 2014, while year-over-year townhouse/condominium rentals were flat;
  • Townhouse/condominium sales rocketed 13.8 percent versus March 2014.

2015 SMART HOME GADGETS
The 2015 International Consumer Electronics Show unveiled several devices that will automate your experiences around the house. The following are some interesting items that you may be seeing in the near future.

LG TWIN WASH WASHING MACHINE

The LG Twin Washing Machine is essentially a washing machine within a washing machine.  There is a place for a full-size load on top, and a smaller, pull-out drawer on bottom allows you to simultaneously wash a mini, second load on bottom.

PARROT POT

The Parrot Pot is a  Bluetooth-connected flowerpot with a built-in reservoir to automatically water your plants for you.  It holds enough water to provide plants with moisture for three months, and measures factors like ambient light, temperature, soil moisture and fertilizer.

NETATMO WELCOME

The Natatmo Welcome is a connected camera that can recognize who is home by facial recognition.  The camera can send notifications to your phone when someone enters, and let you know if it is a recognized face.

HONEYWELL LYRIC SECURITY SYSTEM

Honeywell has expanded from their connected Lyric thermostat to home security.  The new products include a wall-mounted LCD touch screen panel that responds to voice commands, as well as cameras, intrusion, motion and smoke detectors.

iDEVICES SWITCH

he Switch from iDevices is a smart plug that integrates with Apple’s HomeKit.  Through a free app on your iPhone, iPad, or iPod Touch, you can use it to control, monitor and schedule devices around the house like fans, lamps, stereos, etc.  There is also a customizable night light on front.

DACOR DISCOVERY DUAL-FUEL RANGE OVEN

Dacor’s dual range ovens feature built-in, wireless tablets that let you issue voice commands, toggle lights, set timers and more.  The iQ Controller features the Dacor iQ Cooking App and enables mobile devices to control and monitor your oven.

YALE REAL LIVING KEYLESS ENTRY LOCKS

The Yale Real Living NFC Deadbolt harnesses NFC (near field communication) to allow smartphones to unlock the gadget with virtual keys. There is an option to share these keys with others, monitor and limit their use and open or close the lock through its mobile app.
